Home affordability calculator
Estimate a comfortable home price from annual income, monthly debts, the cash you have for a down payment and a target debt-to-income ratio.
Estimates for illustration only. Mortgage Funnel Suite is a website and marketing provider, not a lender, broker or financial advisor; this is not an offer of credit or a rate quote. Talk to a licensed loan officer for real numbers.
How the math works
What this calculator does
- 1Monthly income = annual income ÷ 12.
- 2Maximum housing payment = monthly income × target DTI − monthly debts.
- 3Subtract estimated monthly taxes and insurance to get the principal-and-interest budget.
- 4Convert that budget into a loan amount with the amortization formula, then add the down payment.
Loan = PI × (1 − (1+r)^−n) / r Price ≈ Loan + down payment

Calculator questions, answered
-
YouHow much house can I afford?
Funnel Suite teamA common approach starts from a debt-to-income ratio: total monthly debts including the new housing payment divided by gross monthly income. Many programs look for 36% to 43%, some allow more with strengths. This calculator turns that into an estimated price.
-
YouWhat DTI should I use?
Funnel Suite team36% is conservative; 43% is a common upper guideline; some programs go higher. A loan officer can tell you what applies to your situation.
-
YouDoes this include closing costs?
Funnel Suite teamNo. Closing costs are separate from the down payment and vary by loan and location.
-
YouWhy is my estimate different from a pre-approval?
Funnel Suite teamA pre-approval reviews your credit, income documents, assets and the specific program. This calculator uses only the numbers you enter.
-
YouShould I borrow the maximum?
Funnel Suite teamNot necessarily. The calculator shows a ceiling under the DTI you choose; a comfortable budget depends on savings goals and other costs of owning a home.
-
YouWhat counts as monthly debts?
Funnel Suite teamMinimum payments on car loans, student loans, credit cards, personal loans and other obligations that appear on a credit report, plus support payments.
-
YouHow do lenders treat student loans?
Funnel Suite teamRules vary by program, especially for deferred or income-driven plans. Ask a loan officer.
-
YouIs this an offer of credit?
Funnel Suite teamNo. It is an educational estimate from a website provider, not a lender.
